Terms of Service

Welcome to Palm Alliance LLC. By accessing or using our services, you agree to be bound by these Terms of Service. Please read them carefully.

1. Acceptance of Terms

By accessing our website, booking a property, or using our services, you acknowledge that you have read, understood, and agree to be bound by these Terms of Service and our Privacy Policy. If you do not agree, please do not use our services.

2. Eligibility

To use our services, you must:

  • Be at least 18 years of age
  • Have the legal capacity to enter into binding contracts
  • Provide accurate and complete information
  • Pass our verification and background check process

3. Booking and Reservations

3.1 Reservation Process

All bookings are subject to availability and confirmation. We reserve the right to refuse service to anyone for any lawful reason.

3.2 Minimum Stay Requirements

Our properties are optimized for extended stays with a minimum booking period of 30 days unless otherwise specified.

3.3 Payment Terms

  • First month's rent plus security deposit due upon booking confirmation
  • Monthly rent payments due on the first day of each month
  • Late payments may incur additional fees
  • All payments must be made through approved payment methods

3.4 Security Deposit

A refundable security deposit is required for all bookings. The deposit will be returned within 30 days of check-out, subject to property inspection and deductions for any damages beyond normal wear and tear.

4. Cancellation Policy

4.1 Guest Cancellations

  • 30+ days before check-in: Full refund minus processing fee
  • 14-29 days before check-in: 50% refund
  • Less than 14 days before check-in: No refund

4.2 Early Termination

If you terminate your stay early, you may be subject to early termination fees as outlined in your rental agreement. Minimum 30 days notice required.

5. Guest Responsibilities

As a guest, you agree to:

  • Comply with all property rules and local laws
  • Maintain the property in good condition
  • Report any damages or maintenance issues immediately
  • Not disturb neighbors or other tenants
  • Not sublet or allow unauthorized occupants
  • Not use the property for illegal activities
  • Provide accurate occupancy information
  • Maintain appropriate insurance coverage

6. Property Access and Maintenance

We reserve the right to enter the property for:

  • Emergency repairs
  • Scheduled maintenance (with 24 hours notice)
  • Property inspections (with reasonable notice)
  • Showing the property to prospective guests (if applicable)

7. Liability and Disclaimers

7.1 Property Condition

While we strive to ensure all properties meet our standards, we make no warranties regarding the condition or suitability of any property beyond what is explicitly stated in the listing.

7.2 Limitation of Liability

Palm Alliance LLC shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of our services. Our total liability shall not exceed the amount paid by you for the affected booking.

7.3 Personal Property

We are not responsible for loss, theft, or damage to your personal belongings. We strongly recommend maintaining appropriate renter's insurance.

8. Verification and Background Checks

All guests are subject to identity verification and background checks. We reserve the right to deny service based on the results of these checks or if false information is provided.

9. Insurance Requirements

Guests are strongly encouraged to maintain renter's insurance covering personal property and liability throughout their stay.

10. Modifications to Service

We reserve the right to modify, suspend, or discontinue any aspect of our services at any time without prior notice. We are not liable for any such modifications or discontinuations.

11. Intellectual Property

All content on our website, including text, graphics, logos, and images, is the property of Palm Alliance LLC and protected by intellectual property laws. You may not use, reproduce, or distribute any content without our written permission.

12. Third-Party Services

Our services may include links to third-party websites or services. We are not responsible for the content, terms, or practices of any third parties.

13. Dispute Resolution

13.1 Governing Law

These Terms shall be governed by and construed in accordance with the laws of the jurisdiction where Palm Alliance LLC is registered.

13.2 Arbitration

Any disputes arising from these Terms or our services shall be resolved through binding arbitration rather than in court, except where prohibited by law.

14. Indemnification

You agree to indemnify and hold harmless Palm Alliance LLC, its affiliates, and their respective officers, directors, and employees from any claims, damages, or expenses arising from your use of our services or violation of these Terms.
